Understanding The Concept Of Due Diligence In A Home Inspection

Due diligence is an integral part of a home inspection. Basically, what you are trying to establish is that the condition of the house in all aspects is suitable either for occupation, sale or any other purpose. The onus or the responsibility of finding out whether the house is inhabitable or not usually rests with the owner. In the case of a sale, then the buyer usually delegates or deploys an inspector to find out facts about the house, its ownership, tax payment status, and much more. It is interesting and relevant for any homeowner to understand and remember all the points before taking any further steps regarding a property.

Inspecting Piping

This is one of the most common things that a home inspector would like to look at. There was a very strange case of a person who ripped out all the piping that was concealed in the wall and took it away with him when he was moving out. Once he did that, he made it a point to put up a plain wall which was so convincing that nobody realized that there was nothing within the wall that would carry the water or the gas – in short, there was no piping! It was a clever inspector who found out the fraud and ensured that this was reported. Since he suspected the quality of the wall that he saw, he inspected further to find that it was just a façade with nothing behind it. If you are the person who is deploying an inspector, make sure that he takes a good look at the piping.

Electrical Connections

Water and electricity are the two most important components of a home that have to be in good condition. When either of these two run into a bit of a problem, you might have to face dire consequences; it could lead to loss of life and property as well. Now, how do you check whether the electrical connections are okay? One important thing to do is to check the wiring in the house and make sure that there is sufficient protection at all plug points and switchboards. There is also equipment that is available today that can do a quick testing protocol that lets you know whether there are any leaks in the wiring too.

Once you are sure about the state of the house and are confident about the health of the wiring and plumbing, you are certainly in an advantageous position; you can be assured of a good inspection report.
